Development:

Demolition of existing industrial buildings (retrospective), and erection of new industrial and office premises

 

Location:

BT Depot, Kettlebrook Road, Kettlebrook, TAMWORTH, B77 1AG

 

Resolved      Approval subject to conditions outlined below

 

Conditions / Reasons

 

1. The development shall be started within three years from the date of this decision.

Reason: In compliance with Section 92 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

 

2. The development hereby permitted shall only be carried out in accordance with the application form, the supporting letter and drawings: 19001.01; 19001.02A (Rev A); 19001.04; 19001.05;

19001.06; 19001.07; 19001.08; 19001.09; 19001.10; 19001.11 and Location Plan, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To define the permission.

 

3. No phase of the development shall take place, including any demolition works, until a Construction Vehicle Management Plan (CVMP) has been submitted to and approved in writing by the Local Planning Authority. The approved statement shall be adhered to throughout the construction period. The statement shall include:

a. Arrangements for the parking of site operatives and visitors; Loading and unloading of plant and materials; Storage of plant and materials used in constructing the development

b. Construction hours; Delivery routeing and hours; Recorded daily inspections of the highway adjacent to the site access; Wheel washing and measures to remove mud or debris carried onto the highway.

Reason: In order to comply with Paras.108-110 of the NPPF 2018 and in the interest of Highway Safety

 

4. Prior to first use of the units the parking area shall be provided in a bound material with the individual bays clearly delineated and shall thereafter be retained for the life of the development as per the approved plan entitled “Plan on site as proposed” no 19001.02A (Rev A).

Reason: In order to comply with Paras.108-110 of the NPPF 2019 and in the interest of Highway Safety.

 

5. The development hereby permitted should not commence until drainage plans for the disposal of foul and surface water flows have been submitted to and approved by the Local Planning Authority, and the scheme shall be implemented in accordance with the approved details before the development is first brought into use.

Reason: To ensure that the development is provided with a satisfactory means of drainage as well as to prevent or to avoid exacerbating any flooding issues and to minimise the risk of pollution in accordance with policy SU4 as set out in the Tamworth Local Plan 2006-2031.

 

6. The B2 uses hereby approved shall not be brought into use until a plan which clearly identifies the details of all boundary treatment, cycle parking (position and details), refuse areas, parking areas and turning areas shall be submitted to and approved in writing by Local Planning Authority.
